Cost of Building Your Home

 

Arriving at a cost of building your home is a two step process. They are:

  • Step One -The first step or process is accomplished by arriving at a rough cost estimate that is established by reviewing the plans and the homeowner's preference. The rough cost estimate fits the desired budget of the client.
  • Step Two - The next step is to prepare an exact price for the home. At this time, a detailed questionnaire is filled out and discussed by the buyer and Builder – Lungarini Designs / New Homes. The questionnaire and discussion is helpful in determining the many features desired for the new home. During this time, specific preferences are paramount. Material options and quality materials are discussed and determined. Once the preferences are known, bids are secured from the subcontractors and suppliers. A final price of the home is established, a contract is signed and the final detailed provisions are made to the plans.

Q. Do you ship the plans overseas?
 
A. Yes, we can ship overseas or internationally. Please contact us for shipping
 
Q. Are there photographs available of the home I am interested in?
 
A. We do have photographs available for some of our homes. If they are available, they will be published in a book or on our Web site. However, each home or design shown on our Web site is specifically designed to meet our customers needs. We would be more than please to assist you with your personal and unique design.
 
Q. I want to build a home, but where do I start?
 
A. Contacting a building or design professional (builder, contractor, real estate agent, etc.) is a good place to start. You can also do research information on general construction at bookstores, home improvement stores and on the Internet.
 
Q. How many sets of blueprints do i really need to build a home?
 
A. it depends. In most cases, five or more sets are needed (one set for you, one or two for your builder, one set for your building department, one or two sets for the bank, one for each contractor or subcontractor and so on). You may want to check with your builder before ordering or consider ordering a reproductible master. With reproductible master, you can make as many copies as you need.
 
Q. Do the plans /blueprints include plumbing and electricity?
 
A. The rough plumbing is included on the plans showing where the pipes are to be located into the house. However, the layout of the pipes is typically site specific. The Finish electrical, suggesting lighting, fixtures and outlets is as well included.  Therefore, base on each site specifications, additional details would be required and/or included  base on the project needs.

Q. Which comes first, lot or floor plan?

A. Before securing your lot sit down and go through some preliminary plans whish are available in books, the library or the Internet. These plans will give you some ideas and a basic concepts of what you want with your custom home. These plans, are often a starting point, in which numerous provisions are made to the final custom building plans. Lungarini Designs - New Homes will be extremely helpful in assisting you at this stage. We may make suggestions and introduce fresh ideas into the building of your home and can provide you with a full set of plans custom made only to your wish list.
